North Forest Office Space building in Texas
North Forest Office Space, the Clarence-based provider of small cookie-cutter office suites, is expanding into its third state, entering central Texas with plans for a new development near the capital of Austin.
After studying the market for nearly two years, North Forest recently bought 3.5 acres of land in the city of Pflugerville, about 15 miles northeast of Austin, and initially plans to develop a 34,000-square-foot office park for professional, medical and dental office space.
The company hopes to begin work on the project in the fourth quarter, with the first offices slated to be ready for lease in late spring of 2012.
"We are extremely excited by the opportunity to take our business model into Central Texas," said Roy A. Jordan, North Forest founder. "The market strength and growth taking place around the greater Austin area made Pflugerville an ideal location to expand our business and to provide much needed solutions for small-to-medium-sized businesses in the marketplace."
The expansion marks the third state and the fourth market for North Forest, which was founded by Jordan in 1987. Initially focused on Western New York, the firm expanded into Rochester in 2002 and then added its first property in Denver, Colo., a few years later.
Today, it has 13 office parks with more than 750,000 square feet of developed and mostly leased space in the Buffalo, Rochester and Denver markets. That includes the Southwestern Office Park in Hamburg, Stonegate Office Park in Clarence, Sweet Home Commons in Amherst and Wehrle Commons in Williamsville.
It also has land and approvals in place to develop another 400,000 square feet, and is putting up new buildings at two Rochester-area parks, in addition to its newest venture in Texas.
"Historically, we have worked to locate our properties in flourishing suburban areas where we can help businesses establish a presence that is comfortable, convenient and built with their needs in mind," said Brendan Jordan, Roy's son, who heads up the firm's Texas efforts. "Pflugerville fits perfectly in the type of market where we like to work."
According to U.S. Census Bureau statistics, Pflugerville's population has nearly tripled in 10 years from 16,335 in 2000 to 46,936 in 2010. The city is easily accessible to Austin by highway.
