Website Performs 'Background Checks' On Homes

ASHEVILLE, N.C. -- You've heard of CarFax, the vehicle history report. Now, there's a website that can show you what's been done, or hasn't been done, to a house you're thinking about buying.

BuildFax , which is co-headquartered in Asheville, gives "the detailed history of additions, remodels and improvements for a property."

"Plumbing work, electrical work, damage repairs, any work that requires a permit is in our report," cofounder Joe Emison told News 4's Tim Waller.

Emison said the website pulls from millions of construction records across the country. He said while home inspectors can tell you what shape a house is in, BuildFax provides an historical view.

"We give you information that most people don't know, like who put the furnace in your home and who put the roof on your home. A lot of times, those things have warranties, and if you buy a home and you don't know who put in the furnace and it breaks in the winter, you've got to pay for it," Emison said.

He said BuildFax reports can even show you if work was performed without a permit, which can spell trouble for the homebuyer later.

"That's a huge difference to you, the homeowner, down the line. You're going to have to repair all of those," he said.

Emison said unlike the records that are on file at local building departments, BuildFax reports are easy for the average homebuyer to read and understand.

"Building departments are fantastic. We love them. They enforce the building code. They do the inspections. They make our homes safe. But they're not set up to make easy-to-read reports for consumers. That's what we're here for," he said.

And BuildFax reports are free through the end of July. After that, a single report costs $39.99. Emison said the company plans to offer a bundle package that includes several reports for less than $100.

"I think if you pull this report during the free trial period, then you go and pull that same report from your local building department during this free trial period, you'll get a sense of the additional value we're adding," Emison said.
